Roofs can be repaired many times during their service life. However, there will be a point where repairs would be nothing more than a stopgap and replacement or new roof construction would be more practical.
The Roof Is More Than 20 Years Old
Standard asphalt shingle roofs are expected to last 20 to 30 years while metal roofs can last up to 50 years. If your roof is beyond its expected lifespan, signs of aging will make themselves known. On an asphalt shingle roof this means the granule layer will start separating from the backing material, resulting in curling or “balding” shingles. Sheet metal roofing may start showing signs of corrosion. This is why regular roof inspections are important. The sooner you find these signs, the sooner you can plan for a roof replacement.
The Roof Needs Repairs Too Often
If roofing problems seem to be happening all too frequently and in different areas, it means your roof is well past its service life. The upfront cost of roof repairs may be relatively lower than a roof replacement, but it can add up if your roof needs repairs on a frequent basis. Chances are, you’d be paying out of your own pocket because the warranty coverage would have run out, and insurance won’t pay out much if at all.
Replacing the roof wouldn’t just address severe leaks in one fell swoop; it will also eliminate the headaches associated with it. A new roof is also an opportunity to avail yourself of the features and warranties that GAF roofing systems, for example, have to offer.
The Roof Has Structural Issues
A standard roof replacement involves stripping the old roof down to the decking. The decking may also be removed if it’s been used twice for roof installation. The roof framing, in most cases, can withstand several replacements and is usually kept unless it has structural issues or if it needs to be updated to comply with current building codes. If your roofing structure has any of the issues with the framing, it’s best to go straight for replacement.
